Haskell Homes agrees to pay commission to Broker provided Broker and Broker’s agent comply with the policies and procedures contained in the following agreement.
Brokers or their licensed Agents must physically accompany their clients on their first visit to the model home. The Broker/Agent must also be named on the purchaser’s original registration card and complete and sign this agreement. After registration, Haskell Homes will check their data base for a previous registration of the client. If your client has been previously registered, this may disqualify your registration and associated commission. Agent may register in advance, but must still accompany Buyer on first visit. After 30 days, the Broker/Agent builder agency relationship must be re-established or this agreement expires.
Broker/Agent acknowledges the understanding that Haskell Homes’ pricing is non-negotiable. Agents tendering an offer for less than the listed price agree to have the difference deducted from their commission. Haskell Homes also acknowledges that our pricing policy is constant whether a sale occurs through the Builder Sales Representative or the Broker/Agent of the Buyer.
The Broker’s/Agent’s commission will be three (3%) of the price minus any monies added to pay for buyer’s closing costs, pre-paids, etc. This commission will be paid on the base-price plus all options added prior to the pre-construction meeting. To encourage Broker/Agents to have their clients make all construction decisions prior to starting construction, no commissions will be paid on options or changes after the pre-construction meeting. Neither will commissions be paid on options deleted after this point.
If the closing does not occur for any reason, no commission will be due or paid.
